Passive House

Building a new home in an established neighborhood requires a little sensitivity. These clients loved their older neighborhood, but needed to update their 1940's 2-bed, 1-bath home to meet the needs of a growing family.

 

We referenced traditional California Craftsman Bungalow styling to hide a second story under a new gabled roofline. This allowed us to utilize every inch of 'attic' space. We tucked 3-bedrooms and 2-bathrooms under the roof, each with their own unique ceiling.  On the lower floor, we reconfigured the original layout to create a generous Great Room which opens directly onto the back yard.  An office|guest room and full bathroom complete the lower floor rooms, connected via a central entry and stairwell, flooded with light from the dormer windows.

 

Beyond our standard Passive House design, we were able to implement many additional carbon emission reduction features.  We kept much of the original home's foundation, which significantly reduced our upfront carbon footprint. We specified all-wood Fenstür windows and doors, made on Vancouver Island, with no aluminum cladding, again to reduce upfront emissions. For insulation, Havelock Sheep Wool fills the walls and Hempitecture Plant Panel X boards provide the exterior insulation blanket over this home. We expect the rooftop PV and Tesla battery to enable this home to operate autonomously, as needed.
